Jody L. Marquez
President

Jody Marquez has been affiliated with the multifamily industry since 1985 and founded Implicity Management Company in May of 2009. As President of a woman-owned business, she leads, motivates, and guides her team of industry professionals to provide exceptional property management services for numerous multifamily owners in Texas.

From 1991 to 1996 she was a team member of Capstone Real Estate Services based in Austin, an Institutional Management company managing thousands of units in 95 cities.

For more than a decade, Jody worked for Encore Management Company managing approximately 13,000 units. As regional vice president, she successfully managed 24 properties to include assets in Texas and Missouri.

Jody is recognized for her savvy and successful approach to managing a wide-range of residential rental properties. With more than 35 years of experience in the multifamily leasing and management industry, she has gained valuable knowledge and expertise in property investment, acquisitions and dispositions, renovation and reposition, new construction, consulting, and site management for conventional, HUD financed, and bond properties.

Jody’s management style is to treat every property as if she’s the owner. Her constant goal is to maximize cash flow for asset owners and produce the highest return on their investment while simultaneously optimizing resident satisfaction. She’s an exceptional decision maker who gets into the details in order to make smart, prudent financial decisions.

She works diligently to obtain and maintain high occupancy rates and is able to turn around troubled properties. She has vast, in-depth knowledge of the industry, ranging from managing new construction to HUD housing, including planning, site management, regulations, reporting, and administrative policies.

Jody is a Certified Property Manager (CPM) candidate. She holds memberships in the National Apartment Association (NAA), the Texas Apartment Association (TAA), the Institute of Real Estate Management (IREM), the San Antonio Apartment Association (SAAA), and the Houston Apartment Association (HAA).

She served on the board of directors for the San Antonio Apartment Association for several years, with a year serving as secretary and currently serves on its a Government Affairs Committee. Jody is also a proud member of the National Association of Women Business Owners (NAWBO).


Edward B. Partridge
Certified Property Manager, Broker
Consultant for IMC

Ed Partridge has worked as an asset manager for non-profit, profit and real estate companies since 1980. He has focused on the affordable, turn around properties and market rate multifamily housing industry for more than 29 years. He directed the operations, management, and disposition of nearly 18,000 multifamily units in Texas, Illinois, Michigan, Georgia, Kansas, Ohio, Indiana, Louisiana, Kentucky, Tennessee, Oklahoma, Arkansas, and Florida.

He has successfully implemented revenue management software programs at market rate properties that created an additional $1M at sale after 9 months of operation at one property. He continues to act as an ambassador for this company.

His first Low Income Housing Tax Credit (LIHTC) property was awarded and developed in 1992. He’s operated HUD project based Section 8 properties; tax exempt bond financed senior and family housing projects; mixed income properties; nursing homes, senior housing properties and market rate new construction lease-up developments. 

Among a number of affordable housing designations, Ed holds the highly valued Certified Property Manager (CPM) designation, accredited by the National Certified Public Manager Consortium. He’s also a Housing Credit Certified Professional (HCCP).

While serving on the San Antonio Apartments Association (SAAA) Board from 2000 to 2003, he was Chairman of the Government Affairs Committee and the Board Secretary for SAAA. He’s a graduate of the University of Utah with a Bachelor of Science degree in Communications.

Ed has been a Texas real estate broker since 1985, and he’s been a member of the Institute of Real Estate Management (IREM), the National Apartment Association (NAA), and the Texas Association of Realtors (TAR).

He worked closely with FEMA during the 1998 San Antonio flood to restore flood damaged properties and helped to restore damaged properties in Houston and along the Texas Gulf Coast after Hurricane Harvey hit in 2017. Much of that work was still needed well into 2018.

Ed has served as a scout master and participated in a number of charitable organizations. He’s the proud father of four children and 12 grandchildren.


Mike Thompson
Director of Accounting

Mike Thompson joined the Implicity Management team in 2013. He has 11 years experience as an accounting professional including work for the Cities of Balcones Heights and Cibolo in addition to handling the accounts for numerous multifamily complexes and real estate properties in San Antonio. 

He has been recognized for his dedication to transparency – serving on multiple teams awarded the Texas Comptroller Gold and Platinum Transparency Star Award. As the director of accounting at Implicity Management, accuracy, timely reporting, and ensuring optimal cash flow for clients are major priorities.

Mike has been instrumental in streamlining accounting and financial reporting processes to ensure the highest level of efficiency and accuracy within our company. He’s responsible for delivering financial packets to our clients that go above and beyond what other management companies provide. His skills, knowledge, and in-depth understanding of accounting procedures are instrumental in producing clear and concise weekly and monthly financial reports. 

Because of the work he does, asset owners are able to make important decisions with confidence. Mike says, “Everything our clients need to know is right there in our reports. We don’t leave anything out.”

Mike earned a BA in Business Administration from Wayland Baptist University. He has extensive experience in business finance, real estate finance, and managerial information systems.


Ashley Johnson
Regional Manager

Ashley Johnson joined Implicity Management as Regional Manager in 2022. Her role with IMC is the oversight of the asset’s operations and staff at each of the properties, as well as communication with our clients. Ashley began her multi-family career as a leasing consultant over 10 years ago. She has worked in several of the large markets throughout Texas, including, Dallas/Fort Worth, Austin, San Antonio, and Houston. Ashley’s years of experience includes managing a wide range of assets involving new construction, renovation/value add, luxury, and affordable. Together with her team building skills, communication excellence, and her strengths in client & employee relations makes Ashley a valuable part of our team. She is also well versed in the financial process and meeting our clients’ goals and objectives. Her ability to “Whip out a Spreadsheet” is unparalleled as well as her social media and marketing skills.

In her spare time, Ashley enjoys spending time with her husband, two children and their chickens on the farm or at the coast fishing. She devotes many of her off time hours to her kids agriculture competitions. Wilson County is lucky to have Ashley as a volunteer working with their youth sporting teams.


Dominique Martinez
Site Support Specialist, Consultant to IMC

As site support specialist at Implicity Management, Dominique Martinez plays a major role in all dispositions and acquisitions of properties, multifunctional on-site operations, and staff training. Through her dedication and commitment, she has helped to increase income for our clients and as a result significantly improved property performance. Additionally, she has helped employees improve their knowledge of industry software programs assisting staff with keeping up-to-date on the latest changes and best practices regarding accurate and detailed reporting for clients.

Dominique has led an impressive career during her 10 years working in the multifamily real estate management industry. She brings a depth and breadth of knowledge to the table having served in many positions and capacities. She has worn many hats including leasing agent, assistant manager, manager, and staff accountant. Many co-workers and residents of IMC communities describe her as dependable, a great problem-solver, and efficient.

She’s able to bring a rare perspective to the property management business that benefits clients, residents, and IMC team members alike. In 2015, she was named Assistant Community Director of the Year by the San Antonio Apartment Association (SAAA) for her outstanding collection efforts.

In her free time, you can find her spending time with her family, listening to music, and dancing.


Jami Ryan
Staff Accountant

Jami Ryan joined our team in 2016 as an accounting clerk and through the years has advanced within our company to become the staff accountant for all IMC assets. She has accounting duties for the numerous properties under the Implicity Management umbrella. Jami is responsible for producing detailed financial reporting and reconciliations of accounting records, including all accounts receivable and accounts payable records. 

She supports the director of accounting by providing accurate and punctual reporting of a comprehensive set of accounts so that our clients can have a complete and clear understanding of their assets’ performances on a weekly and monthly basis. Jami also works with our vendors and heavily supports multiple on-site teams. 

Prior to joining the IMC team, Jami worked on-site in the property management industry and also dedicated two years working as an accounts receivable manager tracking vendor payments.

Additionally, she has 20 years of experience working in customer service where she developed her talent for great communication skills, establishing and keeping positive client relationships, and creative problem solving. She also has a background in the food and retail industries. 

In her spare time, Jami enjoys fashion, crafting and spending time with her family.


Monica Sullivan
Director of Marketing

As Director of Marketing for IMC, Monica is focused on the latest top marketing trends and out of the box ideas that are tailored to the success of each community and their needs. With 24 years in the multifamily industry, starting as leasing agent and moving up to assistant manager, bookkeeper to property manager, Monica possesses the skills necessary for innovative marketing and her attention to detail and passion for her career is reflected in every project she takes on.

She takes pride in her work ethic and it shows by being honored with 2002 Assistant Manager of the Year, 2018 and 2019 Manager of Year and part of a winning team with 2009 Property of the Year, 2019 IMC Property of the Year and also voted Best of the Best Property for 2018 and 2019.

Monica is a proud Air Force mom and loves spending time on the river with her husband, son and 4 dogs.
