Implicity Management Company is a full service real estate management company. With our current relationships we have earned the distinction of providing premier, personalized management services to our clients and enhancing the value of their real estate investment. We are committed to maximizing cash flow, providing goodwill and quality housing within the community, and protecting our clients’ capital.

Implicity Management Company’s partners have been providing real estate services since 1996. Our goal is simple – to be the best performing company in our industry. The talented team of individuals that make Implicity succeed is extremely stable, with a combined experience of 25 years or more. We have experience managing in Texas, Florida, Missouri, Kansas and Arizona. Each of our core members has at least 10 years’ experience managing multiple sites. Our Community Directors have an average experience level of eight years managing multi-family real estate and have been with us an average of six years company- to- company.

JODY L. MARQUEZ / PRESIDENT

Jody has been affiliated with the multifamily industry since 1985 and founded Implicity Management Company in May 2009, a full service third party management firm presently managing multifamily units in Texas.

From 1991 through 1996 she was a team member of Capstone Real Estate Services based in Austin, an Institutional Management company managing approximately 40,000 multifamily units in 95 cities.

From 1997 to 2009 Jody joined Encore Management Company managing approximately 13,000 units and as Regional Vice President successfully oversaw 3,500 multifamily units or 24 properties to include assets in Austin, San Antonio and Missouri.

Jody is recognized for her savvy and business success in managing a wide-range of residential rental properties.  With over 30 years experience in the residential real estate leasing and management industry, Jody has expertise in property investment, renovation and reposition, new construction, consulting and site management for conventional, HUD financed and bond properties.  She is recognized as an effective leader, having built an industry educated, loyal team of professionals who provide outstanding service to the company and clients.

Jody’s management style is to treat every property as if she is the owner, maximizing resident satisfaction, owner cash flow, and return on investment.  She is an exceptional decision maker who gets into the details at the level necessary to make informed judgments.  She works diligently to obtain and maintain high occupancy rates and is able to turn around troubled properties.  She has in-depth knowledge of the complex Section 8 housing market to New Construction, including investment, site management, regulations, reporting and administrative policies.

Jody holds memberships in the National Apartment Association, the Texas Apartment Association, the Institute of Real Estate Management, and the San Antonio Chamber of Commerce and served as Secretary on the Board of Directors for the San Antonio Apartment Association in 2004 and a Board Member for several years and serves on the Government Affairs Committee.

She has served the community being actively involved with Merced Housing Texas and it’s Serve our Seniors Program, Habitat for Humanity, food and clothing service to the homeless through personal devotion and employee participation and The San Antonio Conservation Society.

Mike Thompson / Accounting Manager

Mike began his accounting career working for a small city municipality, joining Implicity Management Company in 2013.  Mike has experience in multiple facets of accounting to include City, Government and Multi-Family.  He has been a member of teams that have won 3 consecutive Texas Comptroller Gold and Platinum Transparency Star Awards based on going above and beyond in their transparency.  Mike continues his education through Wayland Baptist University while managing his full time career and family, and has earned 70+ hours including Business Finance, Accounting, Real Estate Finance and Managerial Information Systems with a 3.5 GPR.

Lauren Martinelli / Director of Operations

Lauren began her career in Multi- Family management as a Community Director on a one person property of 100 units when she joined the Implicity team and within a year was promoted to the corporate office as to develop a training department and streamlining processes for efficiency. 

Lauren was promoted to Director of Training and Implementation very quickly and subsequently to Director of Operations.  Lauren is great what she does and works with associates to master Implicity Policy and Procedure, while implementing and using Technology to work smarter and not harder.

Lauren believes in what she does day in and out. “Work is more than just a job, it’s a passion”. She has a knack for not just implementing policy but strategizing a procedure that creates a seamless workflow for the companies’ policy. Her love for change keeps Implicity on its toes and competitive in the market. Tackling implementations and trainings provides consistency and accountability.

Lauren holds a Bachelor’s Degree in Interdisciplinary Studies from University Texas at San Antonio, where she earned many awards.

Debra Major – Regional Manager

Debra has been involved in the Multi-Family industry since 1988, beginning her career as an Assistant Manager of 224 Units.  She has been in a Supervisory position as Regional Manager since 2002.  Debra’s experience is vast spanning over her career with expertise in oversight of assets from Conventional to Affordable Housing. 

Debra joined the Implicity team in 2014 and it was quickly noted that Debra’s ability to build and cultivate positive working relationships with associates and owners is one of her many great strengths. 

Her work ethic, knowledge and drive to meet management company and owner objectives is unsurpassed.  Debra is an active member of NAA, SAAA, TAA and IREM.

Cindy Sparks – Regional Manager

Certified Apartment Manager CPM Candidate

Cindy joined Implicitly Management in 2015. She has been in the industry since 1989 and has worked in Dallas/Fort Worth, Houston and the San Antonio market areas as a Regional Manager, Property Manager, Regional Computer Trainer and a Senior Manager mentoring other Managers.

Her experience ranges from managing new construction lease-ups, stabilizing receiverships, due diligence preparation and overseeing communities going through major renovations.

She earned her Certified Apartment Manager Designation from the San Antonio Apartment Association in 2001, is an Associate Member of the Institute of Real Estate Management and is working to gain her CPM® designation.   Cindy is also an active member of NAA, TAA and SAAA.

Diane Lawson – Regional Manager / Acquisitions Manager

Diane’s career in Multi-family management began in 1982 with Anterra Management serving as Regional Manager to Assistant Vice President until 2002.  She then joined the Callaway Development Company where she held the Vice President position from 2002 though 2006.  Diamond Management was Diane’s home from 2006 to December 2017 where she served as Regional Manager to Regional Vice President, until the sale of the portfolio.   Diane possesses expertise in all facets of property management as Vice President and new client acquisition assessment to include underwriting, due diligence and recommendation and construction and maintenance. Diane joined Implicity in 2017.  Diane’s dedication to her career, owners, and Management Companies are to be admired.  Diane has completed courses toward her ARM, CAPS, and CPM designations.  Diane is an active member in NAA, TAA, SAAA and IREM and served on the Board of the SAAA three years.  Diane has also managed statewide in Texas, Louisiana, Colorado, and Utah.

Kelly Rathke – Regional Manager

Kelly has over twenty years of property management experience with the last five as a Regional Supervisor overseeing nine different communities.  Kelly has experience in Conventional, Tax credit, and Student housing communities. Kelly carries the CAM designation and NALP and has won several awards during her career.

Kelly is highly organized with the ability to keep track of several projects at once with sharp communication skills and a high value of efficiency.

Kelly’s passion is Property Management and has always been successful in increasing and maintaining occupancies for clients assets and building teamwork and retention to maximize NOI.  Kelly has been active in Management of Multi-family assets in Missouri, Texas and Florida.
